Project features
The development is located in Slough, west of Central London, within Berkshire. As a satellite town of London, Slough borders Windsor to the south and lies adjacent to Reading — often referred to as the “UK’s Silicon Valley” — and the Royal Borough of Maidenhead to the west.
Slough is home to a large concentration of UK corporate headquarters and hosts one of Europe’s most prominent business parks — the Slough Trading Estate. More than 400 companies, including multiple Fortune 500 firms such as O2, Vodafone, LEGO, as well as China’s HTC and CITIC Group, have chosen to base their operations here. As a result, Slough has attracted a young, highly skilled, and well-paid workforce, and has been ranked as one of the UK’s best towns to work in for three consecutive years. Backed by a £3.5 billion government regeneration plan, Slough is undergoing a major transformation to become one of the most competitive towns outside London, with new multinational businesses, commercial facilities, and public spaces bringing the town renewed vitality and making it a desirable place to live and work.

Project resources
Slough has long been recognised as an educational hub, with many schools rated “Good” by Ofsted. Notably, the highly regarded Horl Grammar School and the world-famous Eton College are nearby. Located in Windsor, Eton College has been known as the “cradle of British politicians” for over 300 years.
Beyond primary and secondary education, there are seven universities within reach, including the University of Oxford and Henley Business School at Reading. Royal Holloway is also considering establishing a new campus in Slough, positioning the town as an emerging university hub and attracting more student tenants.

Transport
The newly opened Elizabeth Line (Crossrail) runs through Slough, one of the highlights of the area’s regeneration. From the development, residents can walk to Slough Station, with direct services to London Paddington, Bond Street, and Canary Wharf, significantly reducing travel times.
Slough’s mainline rail station is also within walking distance, offering convenient connections to nearby towns such as Windsor and Reading.
